The house lies in the ‘Golfo delle Grotte’, with a suggestive view of Portoferraio and its Medici Fortresses and a few steps from the archaeological site of an ancient Roman villa.

Guests have the possibility to use the 13x6 swimming pool of the manor house, with access at fixed times 09-13 and 16-19.30 (Pool open from 15/04 to 15/10).

From the nearby little beach, a jetty allows the mooring of small boats.

In the gulf there are two sailing schools and a path, the Cammino della Rada which allows you to take pleasant walks along the coast and walk as far as the Tenuta della Chiusa and Borgo di Magazzini.
