Ground Floor
Heading through the main entrance of Melbourne House leads you into the kitchen/breakfast room. New fitted kitchen installed for spring 2025. The kitchen is equipped with an electric oven and hob, microwave, fridge/freezer and washing machine.
The kitchen leads to a useful boot room, great for bags, coats and outdoor gear and beyond to
the sitting/dining room.
This cosy, dual-aspect room with traditional slate, flagstone floor enjoys views over the pretty cottage garden. Comfortable seating for 6 is arranged around the large log-burning stove, guaranteed to warm even the coldest of toes on a brisk Lake District evening. Here you’ll find everything you need for cosy nights in including a Smart TV, DVD player, WiFi a selection of books and DVDs.
Completing the room, a dining table for 6 in front of the large window makes for a perfect setting for a heart evening meal after a day filled with Lake District adventure.
Also accessed off the hall/boot room is the first of 3 bedrooms.

A spacious downstairs bedroom with slate flagstone floor and window seat.
First Floor
Bedroom 2: Double bed and single bed for flexible sleeping arrangements and views towards Coniston Water
Bedroom 3: King-size bed or twin singles
Bathroom featuring bath with shower over, W.C. and basin. There’s also a useful utility area housing the cottage’s washing machine.
Outside
Pretty garden areas to front and rear of cottage. Perfect for enjoying a morning coffee in or simply for relaxing and breathing in some fresh Lake District air.
Travelling with a dog?
We can offer free use of a 1 acre field in Coniston village. Use by arrangement only. Please contact the office for availability.

Melbourne House is located next door to Smithy Cottage which also sleeps 6 guests, making the 2 cottages together perfect for families looking to holiday close by yet still retaining their own space.
Please note that the access driveway to Melbourne House is shared with Smithy Cottage and care should be taken when parking not to block access to Smithy Cottage.
Please note entrance onto road is via a tight narrow turn off the road and care should be taken.
